Capes-clipse Party Invite from Owners Lynne Styles and Bill Bennett

Why fight the crowds along the Oregon Coast or in wine country to view the big solar eclipse???  Join us at The Capes for a Capes-clipse party on Monday, August 21!  Bill Bennett and Lynne Styles will host Capes-clipse on the Promontory Lane cul de sac.  Start gathering at the top of the big hill (you know the one!) at 9am to watch this mystical experience.  The partial eclipse starts at a little after 9am and then should reach 99.7% totality around 10:15-10:20am. (You’ll have to travel to Pacific City or points farther south in order to see 100% totality!)

Bill and Lynne will bring up some card tables and maybe a few chairs/munchies/drinks, but this is a BYOE (bring your own everything) event!  Bring everything else – coffee/drinks for yourself, munchies for yourself (any maybe a little extra for others to enjoy), chairs for seating if you want, etc.  No RSVP required.  We will have about 40 pairs of eclipse glasses available for those who want to view safely (or bring your own).

This is a great opportunity to see a solar spectacular.  Hope to see you there!

About our Four-Legged Friends…

Our landscapers, Ground FX, report that they have been seeing increasing numbers of ticks lately. Ticks can transmit a number of unpleasant blood-borne diseases to your pets, so please be sure to check for these nasty little bugs every day. Brush your fingers through fido’s fur, applying enough pressure to feel any small bumps that could indicate a tick. Don’t forget to check between your dog’s toes, behind ears, under armpits and around the tail and head, too.

While we’re on the subject of dogs, it’s time once again to remind everyone of the Golden Rule of Doggie Decency here at The Capes: If YOUR Dog Poops It, YOU Should Scoop It. (Do you like that? I made it up just now.) We have received reports of some uncollected doggie doo on a vacant lot on Promontory Lane as well as on the west side of some homes on Capes Point and Capes Loop. Here are just a few of the reasons why a dog owner should ALWAYS clean up after their dog:

  • Not cleaning up after your pet is a CC&R violation and could lead to fines…or worse! Section 6.4 of our CC&Rs states that pets must be reasonably controlled so as not to be a nuisance. “Any inconvenience, damage or unpleasantness caused by such pets shall be the responsibility of the respective owners thereof. No dog or cat shall be permitted to roam the Property unattended, and all dogs and cats must be kept on a leash while outside a Lot. An owner or resident may be required to remove a pet upon receipt of the third notice in writing from the Board of Directors of violations of any rule, regulation or restriction governing pets within the Property.” Poop definitely qualifies as “unpleasantness” and if your dog is proven to continually leave piles of unpleasantness around the neighborhood that are not picked up, you could potentially be asked to remove HIM from the property.
  • It’s unhealthy. Dog feces can contain several very common diseases that can be transmitted to people, cats or other dogs – giardia, roundworms, salmonella, and Ecoli, to name a few. Additionally, your dog can spread or contract parvovirus or coronavirus through infected feces.
  • It’s not good for the environment. Doggie doo is toxic to your lawn, causing burns and unsightly discoloring. As it decays, it can even create nutrients for weeds and algae to thrive. If you introduce enough waste into the waterways, the then thriving weeds and algae can overtake the water, and limit the amount of light that can penetrate the water’s surface. As a result, oxygen levels in the water decrease, asphyxiating the fish that live there.
  • It’s just gross. It looks bad, it smells bad, and let’s face it – the only thing worse than stepping in your dog’s poop is stepping in poop when you don’t even own a dog.

Be courteous to your neighbors, the environment and even to yourself, and clean up after your dog. If you have guests staying in your home when you are not with them, remind them of this rule as well. Any fines incurred by guests will be charged to the owner of the property.

Droning on about drones…

Drones are neat, aren’t they? They give us a “birds-eye view” of the world, a perspective not usually obtained without the use of an airplane or a helicopter. What’s not so neat, however, is their potential to violate the privacy of others. If you are using a drone while at The Capes, please be mindful of where you fly it. Your neighbors cannot tell where exactly the camera on your drone is pointing – all they see is that it’s hovering outside of their home, which could make some people uncomfortable. In order to avoid conflicts or misunderstandings, you might even consider talking to your neighbors before take-off – just so that everyone is on the same page, and no one feels as if their privacy is in jeopardy. Communication is key to having great neighbor-to-neighbor relationships!

Maintenance Inspections and Driveway Resealing

If your townhome is on lot #’s 3 – 38, 47 – 83, or 173-174, your maintenance inspection has been done and you should have received a letter from the Board detailing any maintenance items that need to be addressed. If you have not yet received your letter, please contact the office. Lot #’s 40-46 and 175 on Capes Drive as well as all townhomes on Promontory Lane will be inspected over the next few weeks.

If your letter indicated that your driveway needs to be resealed (or if you haven’t been inspected yet but know your driveway needs it), there will be an opportunity in late August/early September to get in on a group rate with Northwest Asphalt. Details will be announced as soon as they are set, and owners will be invited to sign up to participate. Only about half of the driveways that were requested to be done last September were actually completed before the endless rains began; if yours is one that did not get done, the office will be contacting you soon to make sure you still want to be included.

Fall Clean-Up

Our annual Fall Clean-Up will take place Friday, September 1 through Sunday, September  10. During this period, several collection areas will be set up throughout The Capes for owners to dispose of lawn debris above and beyond the typical 2 bags-per-week that the landscape crew picks up. Who doesn’t like Wine & Cheese???
