New Year, New Dues…
Just in case you missed the previous memos, emails and newsletters, here are the new monthly dues rates for 2025:
- Townhomes – $316
- Single Family Homes – $193
- Cottages – $193
- Undeveloped Lots – $177
If you use your bank’s autopay service, please make sure you update the payment amount! This usually works better if you delete the entry you have set up and create a new recurring payment. If you just change the payment amount in your current entry, many times it reverts back to the previous payment amount after one payment.
Those homeowners who requested a payment book should have received them by now. If you think you should have gotten one but it hasn’t turned up yet, let me know!
Sunday Quiet Work *is* Ok…
I just wanted to send out a gentle reminder that while noisy, prolonged, exterior construction is not allowed on Sundays or holidays, interior work (and exterior work that isn’t noisy or disruptive to the community) is perfectly fine. If you observe a contractor working for the HOA or for another homeowner and are unsure whether their work complies with our guidelines, I kindly ask that you refrain from approaching the contractor directly. Instead, please notify the office, and we will take it from there. This helps ensure consistent communication and allows us to handle any concerns appropriately – and it lets the HOA be the bad guy if necessary, and not you!
It’s Raining Downspouts…
The lower 3 or 4 feet of a downspout was found near 230 Capes Drive this week. (The north end of the neighborhood.) It did not come from their house or from the townhome on either side of them. It is very light, so could have surfed the breeze for a bit before it landed. So, basically, I have no clue whose home it came from; check your downspouts to make sure none are missing! I have it here at the office if you want to see if it can be reattached.
Update on View Restoration Project – Tract B
Dear Capers,
We wanted to provide you with an update on our ongoing project to restore views for the Capes Point, Capes Loop, and Capes Drive townhomes adjacent to the westernmost common area, referred to as Tract B.
To help illustrate the scope of the project, we’ve included a map highlighting in yellow the approximate areas where tree trimming will occur. Some of the trees blocking views are located on private property, while others are on HOA property.

It’s important to note that the majority of the forested slope will remain untouched to preserve the natural landscape.
The HOA has contracted Walker Contract Cutting to handle the trimming of HOA-managed trees on Tract B. Homeowners with private trees obstructing their own or neighboring views, will be asked to have their trees trimmed as well, either by Walker when the common area work is done, or by some other tree service of their choice.
For this project, the intention is that trees will be trimmed rather than removed whenever possible, unless trimming to the required level to restore the view would compromise the tree’s survival. Homeowners that elect to remove trees on their own property will be encouraged to replant with low-growing, drought-tolerant species such as salal, seagrass, or huckleberry.
We will provide monthly updates to the community as the project timeline becomes clearer. Our next steps include:
- Reaching out to individual homeowners adjacent to Tract B that we haven’t heard back from yet to determine whether they have any issues that need to be included, and
- Identifying the specific trees that will need to be addressed and determining ownership of those trees.
Additionally, we will hold a Zoom meeting for homeowners directly impacted by the work on Tract B before any trimming begins. That meeting will include an open forum for all Capers. The date of this meeting has not yet been determined.
Thank you for your cooperation, support, and patience. These larger projects are quite time consuming and don’t always move as quickly as we would like, but our volunteers are doing their best to restore the views to the Tract B area as soon as possible.

If you’re interested in running for the board, start by submitting your “Declaration of Intention to Run” in writing. Submissions must be received via email or U.S. Mail no later than 5:00 PM on Friday, February 14, 2025.
