Capes News – March 2025

Annual Director Election Information

Voting for this year’s director election will once again take place via mail-in (or email-in) ballot. Ballot packets will be mailed out between March 24 – 27 so that ballots can be returned and counted prior to our April 26, 2025 Annual Homeowners (Zoom) Meeting, when the winners will be announced. Only one packet will be mailed per lot, so if your lot has multiple owners, only one of you will receive a ballot in the mail. It will be up to that owner to confer with your partners and decide together how to cast the vote for your lot. [The ballot packet will also be uploaded to the owner portal library so that all owners will be able to access it online as well.]

There are three seats with expiring terms this year – those belonging to Scott Newcombe, Susan Hunter and Claude Zeller. Susan and Claude will be running for re-election, and will be joined in the race by fellow homeowners Melissa Myers and Cherri Lindquist. Scott has decided that after serving on the board since 2016, he is ready to give someone else a chance at all the fun. We are grateful for his commitment to this community for all these years!

Winter Storm Cleanup Reminder

This winter has brought a few strong wind events to The Capes, and with them, we’ve seen several fallen trees and limbs throughout the community. While most of these have landed harmlessly in natural areas, some have caused damage—including a tree that fell on a street signpost, breaking the light fixture and signs, and another that put a hole in the covered porch roof at the manager’s residence.

We’d like to take this opportunity to remind homeowners that, under the CC&Rs, any trees or limbs that fall from your property onto a neighbor’s lot are your responsibility to remove. If a tree from your lot falls onto common area property, the HOA will take care of the removal, but the cost of that cleanup may be billed back to you.

If you have any concerns about trees on your property that may be at risk in future storms, now is a good time to assess them and take proactive steps to trim or remove any hazardous limbs. Taking preventative action can help minimize potential damage and cleanup efforts down the road.

Thank you for helping keep The Capes safe and well-maintained!

Spring Cleaning & Proper Disposal Reminder

As we look forward to the arrival of spring, many homeowners may take the opportunity to do a little “spring cleaning.” While clearing out clutter is always a great idea, we’d like to remind everyone that The Capes’ dumpsters are meant for regular household garbage—not for large-scale cleanouts or yard waste. If you’re purging old furniture, appliances, or an entire garage full of items, please take them directly to the Tillamook County Transfer Station rather than overloading the community dumpsters. Large amounts of yard waste can also be taken to the transfer station, or you can wait until our Spring Clean-Up (dates TBA in our next newsletter) to do your yard work and the HOA will take care of the disposal.

Additionally, hazardous waste should never be placed in the dumpsters. The Tillamook County Transfer Station offers Hazardous Household Waste Collection Days throughout the year, providing a safe way to dispose of materials such as:

  • Paints, stains, and solvents
  • Pool and spa chemicals
  • Pesticides, herbicides, and fertilizers
  • Motor oil, antifreeze, and other automotive fluids
  • Household cleaners and disinfectants
  • Batteries, fluorescent bulbs, and ballasts
